Here is the most current Central Oregon market information from Beacon Appraisal Group. This past January the median single family home in Bend increased from December $290K to $322K.

In 2006 at the height of the market the median sales price was $350K. In 2007 that number dropped slightly and then from 2008 through 2011 the median sales price continued to drop to a low of @ $190K in 2011. Since 2011 the median sales price has continued to climb. What I noticed this past January is the new construction prices went up at the beginning of the year. Not just newly constructed homes but the price increase was for newly constructed homes that were already listed. With the warm winter weather new construction has increased more than was expected. New construction is in all price ranges and my personal opinion is we will see the median home price rise a little in Feb. but it will level out or perhaps drop slightly this summer.
